The problem associated with the land market is the fluctuation in the market value of land-site and the fluctuation in selling price. The fluctuation in the land value is due to the interaction of many factors and chief among them are the population growth, the family income, the locational factors amenity factors. A considerable pressure in the fluctuation of land value is also brought about by the competition among the purchasers of land. These factors have either singly or jointly led to the fluctuation of land value in all the cities and towns. These are universal phenomena also at work in other Indian cities and towns. Tamil Nadu which has a large extent of urban land is no exception to these. So this problem is of interest to researchers too.
