Recent high-profile flood disasters have focused media attention and led to great changes in the property insurance world.

This handbook starts by underlining the significance of floods. It then introduces a basic understanding of hydrology and the workings of river flood plains. Control of floods is discussed, and there is an outline of some less typical flood types. Marine flooding and sea level changes fill a whole chapter, and there is comment on tsunami risk. Case studies explain the factors involved in four recent British floods. Finally, assessment is covered in some detail, including a sample Environment Agency flood risk map and a hypothetical range of properties.

Gareth Evans is a partner in Hove-based chartered surveyors, J Green Associates. Before becoming a surveyor, he trained as a geologist at the University of Wales, Swansea, which, he says, gave him an eye for landscape. For over 30 years, he has wondered why properties are built in obvious flood risk areas. With this handbook, he hopes that others may ask the same question.
