Excerpt from Ground Rents in Philadelphia
Mand has been constantly met. That the result thus obtained is a valuable one for the individual and the community is conceded. It is far better for the com munity when the family, which is the unit of the State, owns its hearth-stone, or at least can be the quasi-owner of an undivided house, at a moderate rent. This conclu sion is more especially true as applied to the poorer classes. Flats or apartments renting from one to six thousand a year, since they confer all the luxuries and comforts and almost the privacy of separate houses, need not be considered here; but the lower down one goes in the scale of rents, the nearer do these flats shade off into tenement houses, with their objectionable features. In Philadelphia, however, neither the tenement house for the poor nor the flat for the rich has taken root. Each is equally rare in the Quaker city.

Paperback. Condizione: New. Print on Demand. This book details the development of the 'ground rent' estate in Pennsylvania, and especially in Philadelphia, where this tenure of landownership achieved its fullest development. It explores the concept of ground rent as a form of land tenure that allowed for the purchase of land in fee simple, while reserving a perpetual rent to the grantor. The work examines the legal and economic implications of ground rents, including their role in the growth of small freehold estates in Philadelphia. The author provides numerous historical examples to illustrate the legal and economic development of ground rents in the city. The book sheds light on the complex relationship between landownership, economic development, and the growth of cities during a critical period of US history.
