This research has found new factors that were not considered in earlier studies and have a notable impact on property prices. Furthermore, the history and geographic peculiarities of real estate in Hong Kong have been comprehensively explained. While this study engages in many mathematical processes, special efforts have been made to ensure it is an enjoyable read and provides an overall understanding of the residential property market.

An integrated spatial approach that combines a watershed scale hydrologic models, remote sensing and GIS led to tremendous progress during the last few decades in alleviating such problems and demonstrated to be useful tool. The central tool here is the use of feedback in order to correct for deviations from the desired behavior. In this context, the notion of robustness is needed.
