The life insurance industry is the largest source of private funds for farm mortgages. The author focuses on loans outstanding on September 1966, comparing them to loans made in 1957 to determine the evolution of the loans' characteristics, primarily the average loan term, interest rate, amount, and security characteristics, including the acres mortgaged as security, appraised value per acre, and the loan to appraised value ratio. The primary sources of data were farm-mortgage loans of 21 life insurance companies, representing 96% of farm-mortgage lending by the Nation's life insurance companies. The resulting data show that farm-mortgage loans have been increasing in size and term. In contrast, interest rates and the loan to appraised value ratio have been decreasing. By examining farm-mortgage loans by production region, the author explores regional differences in loan characteristics, noting specific regionality in loan sizes versus interest rate trends.
