Es wird hier aufbauend auf die Portfoliotheorie von Harry M. Markowitz unterstellt, dass das Verlustrisiko mit der Stärke der Diversifikation des Anlageproduktes, im zu untersuchenden Fall, des Immobilienportfolios, negativ korreliert. Dies bedeutet, dass ein diversifiziertes Immobilienportfolio mit einer Vielzahl von Immobilien an unterschiedlichen Standorten mit verschiedenen Nutzungen ein geringeres Wertverlustpotenzial aufweist, als beispielsweise ein Immobilienpaket ausschließlich mit Büroimmobilien in Frankfurt am Main. Die zu erarbeitende Rating-Methode soll sowohl auf Immobilien AG¿s als auch auf REITs anwendbar sein. Schwerpunktmäßig wird jedoch ein Rating für die bestehenden Immobilien AG¿s in Deutschland entwickelt, da die exakte Ausgestaltung der G-REITs noch nicht feststeht. Die Erarbeitung das Ratings erfolgt auf Basis der Untersuchung von den drei deutschen börsennotierte Unternehmen IVG Immobilien AG, Deutsche Wohnen AG und Deutsche Euroshop AG. Die Rating-Methode soll den Besonderheiten von indirekten immobilienspezifischen Anlageprodukten Rechnung tragen. Zielgerichtet werden dafür Kriterien herausgearbeitet, wie beispielsweise die strategische Ausrichtung des Immobilienportfolios und die spezifische Unternehmensorganisation. Außerdem werden für das Rating die klassischen aktienanalytischen Performancekennziffern, ergänzt um spezielle Kennzahlen der Immobilien AG- und REIT-Analyse, herangezogen. Die Rating-Methode soll im Rahmen eines Ratings ohne Beauftragung, eines sogenannten Initiativratings, zur Anwendung kommen. Die Informationen für das Rating stammen hauptsächlich aus allgemein zugänglichem Datenmaterial, sogenannten Sekundärdaten. Insbesondere werden Geschäftsberichte und die jeweiligen Internetauftritte als Datenquellen herangezogen. Das Thema wurde eigenständig aus der Berufstätigkeit des Diplomanden bei der deutschen Ratingagentur Scope Analysis GmbH entwickelt. Die zu erarbeitende Methode wird Aspekte von bestehenden Unternehmens- und Produktratings der Scope Group sowie Elemente der klassischen Aktienanalyse beinhalten.
