Folds open into one sheet. Brochure is very clean and intact except for light age toning, slight wear to extremities, and slight wear and few tiny splits along…fold lines. A Very Good copy. A promotional folding brochure containing the "Official Map of Central San Joaquin Valley Showing Fresno County and Parts of Adjoining Counties." The map is on one entire side of the brochure when opened. The map is printed in black-and-white with printed yellow ink highlighting Fresno County. The map is centered upon Fresno County and shows the city of Fresno and other nearby towns and cities (some of which are not shown in their entirety) such as Madera, Firebaugh, Merced, Los Banos, Clovis, Fowler, Selma, Reedley, Hanford, Tulare, Visalia, Exeter, Lindsay, and Porterville. The Northeast and East Corners of Fresno County are cut off at the edges in the upper-right corner but are shown instead as inset maps in the lower-right corner. A small Index map to the left shows the relative size and position of Fresno County compared to other California counties. In the lower-left corner is the legend which shows symbols for geographical features such as interstate highways, main roads, railroads, canals, township borders, state highways, rancho boundaries, national forest boundaries, river and dams, small towns or post offices, and school houses. The map is on a numbered grid which may be showing land plots. A Very Good copy. Charming pamphlet that promotes travel to and settlement in Fresno County, California. Many different subjects are covered with a brief section of text dedicated to each (many of these sections are one paragraph or less in length). Much of the information herein describes Fresno County's thriving agricultural industry. Among the subjects relating to Fresno County discussed in this pamphlet are the healthful climate and weather, soil, raisin-growing industry, irrigation, public schools, the Kearney bequest, land values, alfalfa, dairying, cattle and sheep, poultry and eggs, "green fruits," wine grapes, cereals, bee-keeping, watermelons, oranges and lemons, wine industry, electric power, lumber, mining, oil, mountain scenery, and Fresno County towns (including Fresno, Selma, Reedley, Fowler, Sanger and Clovis, Kingsburg, Laton, Coalinga, and Kerman).

The 1904 "Souvenir" issue of this very elaborate prospectus for an agricultural development in Fresno, California. M. Theo Kearney, born Martin Thomas… Carney (1842-1906), developed the 5,000 acre Fruit Vale Estate (Kearney Ranch) over three decades from 1867 until his death in 1906. He founded the colony farm system on the property. Kearney aimed to create a model agricultural community, dividing the land into smaller parcels for middle-class buyers to cultivate. The estate included vineyards, a ranch town, and Kearney's impressive mansion. Today the land is home to Kearney Park where only four of the original structures still stand: Kearney Mansion, its Servant's Quarters, the Carriage House and Ice house. "M. Theo. Kearney's life is the story of Fresno . A history of Fresno County without a sketch of Mr. Kearney would not be a history." The validity of this assessment made in a November, 1897 editorial from the FRESNO EXPOSITOR newspaper is seen through the photographs in M. Theo Kearney's publication. In his book, FRESNO COUNTY CALIFORNIA AND THE EVOLUTION OF THE FRUIT VALE ESTATE (1903), the images not only showcase the dramatic progress of agricultural development on his Fruit Vale Estate, but also depict the abundance and resources of Fresno City and County with their businesses, schools and churches as a 'modern' Victorian city -- selling the California dream to investors and settlers" (Fresno City & County Historical Society). The superbly reproduced photographs in this book were taken by Edgerton Ryerson Higgins, a pioneer California photographer who spent over thirty years as an operator for Bradley & Rulofson, Houseworth and others, later by himself and with others in Fresno. Higgins made a special trip to the Sierra Nevada to photograph the Kings Canyon region for this book (see page 144). Rocq (1970) 1995. A very good copy. (#177245).

First edition. The first book printed in Fresno County and the first directory devoted solely to it, preceded by in…clusion in the Langley Pacific Coast directories for 1867, 1871-1873 and 1876-1878. This rare California county directory is notable for its extensive description of the county, "Fresno County, Area Topography, General Characteristics, Etc.", pages [18]-34, extensive descriptions of Fresno and other county communities by D. W. Lewis, pages 67-120, and "The Resources of Fresno County, " pages 144-159. "Scattered, as the small population of our county is, over territory nearly a hundred miles North and South by two hundred miles East and West" this directory "does not assume to contain the names of all our people -- with our scattered and rapidly changing population that it would be impossible, nor does it attempt to give more than an outline of the resources, developed and undeveloped, of the country" (preface, page 17). Agriculturally important since the 1860s, M. T. Kearney created the raisin industry here, a diarist visiting Fresno in 1881 said it was "not much of a town, a handful of houses in a desert of sand." The U.S. Census of 1880 credited the town with a population of 800 and the whole county with less than 9500 inhabitants. Norris Catalogue 1185. Rocq (1970) 1846. Quebedeaux 12. A brochure offering land in California's San Joaquin Valley along the Kings River southwest of Fresno. It promotes the economic advantages… and possibilities in the region, mostly agricultural, and is richly illustrated with photographs of livestock and alfalfa fields. The land was sold in parcels of 10 to 160 acres. It includes a fine 4-panel (7 x 14 1/2 inches) bird's eye view of the region, "Looking East over Summit Lake Lands, showing the High Sierras, the source of the water supply of the Kings River, the principal towns and railroads . ," which shows the Summit Lake subdivision, as well as the Laguna de Tache Ranch on its eastern border, "where we have settled nearly 6000 people. This is one of the most successful colonies in California." These lands were a small part of a huge Mexican land grant made in 1843 (originally eleven square leagues) acquired by Charles A. Laton and Llewellyn A. Nares in 1896 from the heirs of D. Jeremiah Clark, who had acquired a large part of the Laguna de Tache ranch. The Huntington Library has an undated map (circa late 1890s) of the Laguna de Tache and Summit Lake Lands subdivisions. Not in Rocq (1970). Some edge wear, a sound, good copy. No copies reported by OCLC. Rare. (#168611).

Pierce & Anderson, specializing in both insurance and real estate brokerage, became the largest insurance agency in interior California. This map shows the countywide…160-acre plots. Probably printed after The Reclamation Act of 1902 that required farmers live on their land and receive only water for their 160 acres. Nevertheless, from 1915 until the mid forties water from deep wells irrigated the land and lowered the water table which ultimately led to the creation of Westlands. Tears along folds professionally mended, a very good copy. Professionally matted and shrink wrapped on acid free foamcore. (#166360).
