No Binding. Condizione: Very Good. Text is in Early Modern English. Original manuscript handwritten in black ink on beige paper. 8" x 12." May 17, 1645. One leaf folded in half vertically with most of the handwriting on front (about one page of handwritten text with a small amount of writing on verso). Manuscript is very clean and intact overall but is fragile and has some splitting along spine, light to moderate age toning, multiple horizontal fold lines, wrinkles, and slight wear to corners and edges. A Very Good copy. This is a handwritten land lease dated May 17, 1645. There are two parties involved, Edward and Joan Godden, who are husband and wife, and James Andrewes. Edward and Joan own land and buildings in the parishes of Gillingham, Chatham, and Boxley in Kent, England. Among their properties is a farm at Lidgeon. This document establishes the legal terms of the lease or contract between the two parties. For example, the terms state that this is an eighteen-year lease and in exchange for tenure of and access to the Goddens' properties, Andrewes will have to pay 45 pounds per year within twenty-eight days of Michaelmas and Lady Day with the lease beginning on Michaelmas that year. The following are extracts from the lease: "Articles of a lease Betweene Edward Goden [sic] And Joane his wife; And James Andrewes of Gillingham for the farme wherein he now dwelleth and houldeth of the said Edward Godden lyinge & beinge at a place there called Lidgeon. . All that Farme house with all the buildings thereunto belonginge And the Land thereunto belongine lying & beinge in the p[a]rishes of Gillingham, Chatham & Boxley now in the tenure or [occupacon?] of the said James Andrews or his Assignees with all the woodlands thereunto belong unto the said James Andrewes / Exceptinge & reserving unto the said Edward Godden all the woods in that wood called Sindrills Wood & not else where And that he the said Edward shall & will sell all that wood within two yeares after the Date of this Demise& not after; But after that time to the said James Andrewes [wethall?] the rest of the wood or woods unto the said James Andrews [sic] Duringe the terme. The said James Andrews to pay [unto?] the said Edward the [Sume?] of 45 [pounds] .".

Small 4to. lxxi + 235pp and xxii + 336pp. Printed by the Windmill Press on hand-made special toned wove paper and bound in full vellum, with gilt spine lettering. The top edges rough-trimmed and the bottom- and fore-edges untrimmed. Silk place marker to each volume. Title pages and all plates protected by an unprinted tissue protector. With a printed dedication to the memory of Rupert Brooke. Some mottling and discolouration to the vellum, as is invariably the case, and the protruding fore edges of some leaves a little nicked, else both volumes in fine state internally. A really super set of an extremely handsome production. Signed by Illustrator(s).
