Light green paper wrappers stapled at the top as issued, with text and decoration p…rinted in black to front wrapper, with partial splitting to the front spine fold, minor creasing and darkening, and other signs of gentle handling; Harris County Abstract Co. blue ink rubber stamp to top of front wrapper. 50 pp., including [2] folding cadastral maps showing numbered lots. The physical condition of the item is graded VERY GOOD (utilizing the standard antiquarian book grading scale for works on paper). This exceptional real estate abstract traces the land title history of two prominent Houston neighborhoods from 1849 through 1911, providing invaluable primary-source documentation of early municipal expansion in Harris County. The property was acquired in 1871 by F. A. Rice, brother of William Marsh Rice (the benefactor and founder of Houston's Rice University). The tract remained in the Rice family until 1910, when F. A. Rice's children subdivided the land into twenty-five-foot-wide residential lots, establishing the "Jo. S. Rice Military Addition." Originally developed with working-class bungalows and shotgun houses, the neighborhood underwent massive twenty-first-century redevelopment, making early documentation of its original boundaries exceptionally scarce. Accompanied by two detailed folding cadastral maps showing plat alignments and numbered lots, this copy features occasional contemporary ink corrections within the text, suggesting its use as a working draft or proof copy from the Stewart Abstract and Title Company office. Abstracts of title were compiled as bespoke, single-use legal documents for property transfers rather than mass-distributed commercial publications, rendering surviving early twentieth-century Texas municipal titles exceptionally fragile and rare on the market. Produced on thin folio stock and bound in fragile paper wrappers stapled at the head, very few examples survived the routine discarding that accompanied subsequent municipal land developments. A current global sweep of the OCLC/WorldCat database locates no identical specimens preserved in institutional special collections worldwide, underscoring its significant research value for scholars of Texas land speculation, Gulf Coast urban development, and early Houston family biographical archives. Boards rubbed and stained; gilt stamping upon front board remains fairly bright; board corners well worn; should be re-backed as spine cloth is chipped at ends and both joints cracked with rear board more tenuous than front as underlying binding mesh is exposed lengthwise along joint and hinge. Edges toned; strong foxing and toning to endpapers; rear endpapers soiled with edgeworn rear free endpaper detached and now laid-in; past owner's ink signature on front free endpaper. Some soiling to leaves; moderate to occasionally strong foxing as well as toning to interior leaves (affecting both map and text pages) with latter caused by once laid-in but now removed unrelated ephemera items. A few later leaves and maps affected by small bug damage chips and related patches of abrasion at fore-edge margins and top margins; strong bumping at bottoms of pages 137 onward. Color and b/w maps inclusive to page 123 with small majority of map/plat images printed on single-sided rectos only but others being on adjoining pages (i.e. verso and opposing recto); publisher's pagination of atlas section purposely includes the blank pages with the total number of pages dedicated to map images is fifty-nine. "Patron's Reference Directory" on pages 125-129; advertising section for local businesses on pages 129-137; "Illustrations" section featuring b/w photographs of local buildings and citizens on pages 139-163 but printed single-sided rectos only; concluding Supplement section comprised of Roman-paginated leaves offers explanation of metes, bounds, meridians, baselines, reviews distinctions between national, state, and county government levels, and concludes with a rather extraneous world history chronology which, as aforementioned, is missing one leaf with an upside-down duplicate as an apparent binder's error. OCLC indicates that this 1913 Ogle and Co. imprint was preceded by an 1893 Ogle & Co. edition; a third edition was published by Brock & Company in 1929. Minor we…ar to bottom edges of some leaves; very good. Abstract of title for Quimby's Addition in East Houston, Harris County, Texas. This suburb of the city of Houston was, according to a newspaper article laid into the abstract, "suitable for homes for the thousands who would some day find employment at the port of Houston, and in the new work of railroads which would seek a deep water outlet." The article further claims that "East Houston is the coming railroad center of the greatest railroad city in the Southwest [.] Already construction work has started on the Houston, Sabine and Red River Railway from deep water on the bayou at Long Reach to the junction with the Brownsville Road" First developed ca. 1907, building lots in Quimby's Addition were located in the southwest corner of the J.L. Stanley survey. Containing a wealth of information, the abstract documents the assembly of smaller tracts which had been subdivided from the original 1840s Republic of Texas land grants. It includes plat maps of Quimby's Addition and traces land titles, reprinting details abstracted from nineteenth century Texas deeds and legal documents. A supplemental abstract includes a hand-drawn plat map showing 14 blocks of C.L. Sumbardo's Subdivision within Quimby's Addition.
